This property is totally immersed in private woods on the Maremma Coast, yet 4 km from town and only 20-30 minutes drive from the beaches of Scarlino and Punta Ala. Perfect for large parties, the villa boasts high quality details and sophisticated décor. This typical Tuscan villa, together with Villa Maremmana, its sister property nestled in the same estate just 1.5 kilometers away, offers guests beautiful views and absolute peace and tranquility.

This lovely area of Italy sits between Rome and Pisa, offering expansive, breathtaking views of the islands of Giglio and Elba. Highlights of the area include the unspoiled fishing village of Castiglione della Pescaia, endless stretches of dreamy sandy beaches and the medieval cobble-stoned village of Massa Marittima – lately becoming more and more popular and home to many international artists and socialites. Also worth a visit is the magical and mysterious city of Volterra, with its roots in three thousand years of history. We also strongly recommend visits to the towns of Populonia and Baratti, Suvereto, Campiglia Marittima, Castagneto Carducci, Bolgheri, and the chic harbor of Punta Ala. Living area
Ground Floor: The décor is upscale contemporary rustic, in the latest tones, woods and textiles. Light and airy, the comfortable spacious living and sitting areas, with fireplace, are totally panoramic. Separate dining area with a table for up to 18 guests. Fully equipped and beautifully furnished Tuscan kitchen.

Outdoor Area
A furnished loggia veranda provides the perfect place for relaxing in the shade and for informal dining for up to 18 guests. A pool house features a large refrigerator and an ice maker. 12 ample sunbeds and a stunning infinity pool with a waterfall are provided for client comfort and leisure. A beautiful field and scenic woodlands surround the villa. The estate also features a horseback riding facility.

Notes
- Security deposit: €3,000 held at agency
- Food Allowance: €1,000 to be paid locally, in cash

- The Italian government might require the payment of a Visitor’s Tax (approximately €1.50 – €5.00 per person, per day, depending on the location) and may be applied for the first seven days in the destination. This tax is payable locally, in Euro cash.
- Check-in 4:00 pm – 7:00 pm – Check-out by 10:00 am
- Late check-in charges: €50 for arrivals until 10:00 pm; €100 for arrivals after 10:00 pm
- All the above services must be paid locally, prior to departure unless otherwise arranged
