Villa Johanna

Welcome to Villa Johanna, a luxury 6-bedroom villa located on the Island of Brac, Croatia.

Villa Johanna, including interior décor, was designed by Federico Pace, a Milanese architect. While it echoes some features of a traditional Venetian villa, Villa Johanna has an uncluttered, contemporary vibe with a subtle homage to Frank Lloyd Wright and the Art Deco period.

The villa boasts a beautiful collection of paintings and objets d’art, from Roman amphorae to a mid-century vase collection. Representational art includes works of the well-regarded Zagreb contemporary abstract painter Vatroslav Kulis, fascinating space probe art photographs by Michael Benson, and a few works by British street artist Pegasus, the “me-too” Banksy.

With beautiful sea views towards Split and the inland mountains, villas Johanna and Lucia are embedded in two hectares of flowery gardens and a large lawn perfect for a game of croquet or badminton. The gardens at the property contain a wide variety of citrus, fig, pomegranate, apple, nut trees, and olives. The pathway is suitable for wheelchairs and features shaded seating areas to rest. In addition to these gardens:

• Olive Grove, 2 hectares with over 120 trees that produce Tranquillity’s delicious olive oil (100-250 liters per year)
• 40 square meter Yoga Platform: Beneath Villa Lucia and accessible by footpath from both villas is a shaded platform with commanding sea views. The site is remote and natural, surrounded by olive groves and lavender fields, and would be suitable for weddings, Christenings, receptions, and parties. There is lighting, a nearby WC / toilet, and electrical connections for catering/amplification.
• Lavender field - immediately below the Yoga platform
• Croquet / Regulation Badminton Lawn / Volleyball Pitch / Mini Football field: 250sqm is located between the two houses and can be used by either villa. The Lawn is also suitable as a marquee for weddings or parties.
• Sandbox and kid’s outdoor kitchen (covered during non-use to keep sanitary and optionally shaded)

The Master Suite: 59 sqm, walk-in closet, bathtub, shower, living room, 2 Balconies- one with outside rain shower. Panoramic Ocean and Garden views. Fireplace. King Size bed (can be split into twin beds)
Bedroom 1: 20 sqm, with King bed (convertible to a twin, separate bathroom, Ocean, and Garden view (this bedroom adjoins the Master and has communicating door that can be locked and is soundproof)
Bedroom 2: 25 sqm with King bed (convertible to a twin, en suite shower/bathtub and walk-in closet, Ocean, and Garden view
Tower Bedroom 3: 20 sqm with King bed (convertible to twin) en suite shower, separate Coffee Corner with Fridge, Courtyard view and access to Tower Pavilion with sea views.

• All bedrooms have dedicated bathrooms with showers and bidets 2 have bathtubs and showers.
• All 3 Suites and Bedroom 2 have double vanities, Brac stone amenity holders, and a minimum of 2 meters of granite countertops.

The villas are staffed 24/7. Staff working hours are from 7.30 am till 10pm. Exceptions can be made for special occasions. However, there will be a pre-agreed, floating “light staff” day during each rental week to allow for staff rest/recharge – on this day, staff will do collazione (breakfast), and daily housekeeping service, including turn-down, but guests will be expected to dine out and be more self-sufficient on “light staff” days.

• No pets allowed (for small animals, an exception might be made)
• The rooms are non-smoking. We have designated smoking areas around the villas.
• Weddings / Events are accepted for a maximum of 50 people if both villas are booked, 30 people if only one villa.
• Villa Johanna and Villa Lucia follow the same guest policies and regulations.

• While available for advanced requests, the Guest Relations Team connects with our Guests at least 30 days before their arrival to reserve desired services and experiences.

LOCATION:
The villa is on the edge of the Village of Skrip, Island of Brac, Croatia. Skrip is a beautiful ancient Roman village containing the Museum of Olive Oil and the Museum of Brac. A perfect way to spend a quiet morning. There are lovely beaches in Splitska and on the road to Supetar. There are also marvelous beaches with easy bathing in Postira.

The villa’s location on the northern coast of Brac is fortuitous – as the immediate area boasts a wealth of things to do and is the most accessible part of the island to Split, a 25-minute water taxi away.

Brač Airport is 35 minutes by car. The small airport has substantial private jet traffic, a few commercial routes, and a charter service from Vienna, Klagenfurt, Ljubljana, and Germany.

Split is 20 minutes by water taxi from Splitska or Supetar and 50 minutes by ferry from Supetar. A car ferry goes almost every hour in the summer season. A fast hydrofoil runs to Split from Sutivan in the summer 3-4 times a day and takes 25 minutes. Water taxis can be ordered throughout the season.
