Villa Sissi is nestled in an incredibly peaceful and intimate location in the natural reserve Limski Kanal (Bay of Lim), one of the most beautiful landscapes on the peninsula of Istria. The channel stretches just over 10km and is surrounded by steep cliffs on both sides. The cliffs can be as tall as 100m high at times, making for a beautiful and unique landscape.

Villa Sissi is privileged enough to be situated overlooking the beautiful channel. Villa Sissi, with its 680m2, is situated at 37800m2 of the property, ideal for activities such as golf or a private beach. The villa is spread across two floors, each of which boasts beautiful views and is superbly designed. The villa's interior is characterized by a minimalist design in which rich materials prevail. The lack of unnecessary details and spaciousness are perfectly complemented by pieces such as a pool table.

On the property's ground floor are a dining room, a kitchen, and a living room connected in all their whiteness and elegance. White interiors, in contrast to few black and grey details and glass surfaces, are connected to the exterior, which is breathtaking.

On the property's ground floor is a spa with an indoor jacuzzi, sauna, shower, gym, children's playroom, and living room with TV. The spa is the perfect place to spend an afternoon. Head up the stairs to the first floor, where you will find five luxuriously decorated bedrooms. The outdoor area of the property is by far our favorite. The most noteworthy aspect of this area is, of course, the incredible view. As a backdrop for a vacation, this makes Villa Sissi a perfect choice for a trip to Croatia. Step through the large glass doors to the outdoor terrace and enjoy one of the many seating areas. Lay on one of the many loungers that line the pool, or head down to the outdoor dining area and enjoy meals with your family and friends.

The outdoor terrace features a beautiful pool. Here you can soak your troubles away, or you can head down the large lawn to the steps that lead to the sea. Enjoy the clear blue waters of the Limski Kanal, a luxury in itself. With no other properties on either side of Villa Sissi, the property is incredibly private, meaning you can swim and sunbathe in pure peace.

Limski Kanal used to be a border between Pula's and Porec's Ager, but today it is the border between Vrsar and Rovinj. The bottom of the channel hides many pieces of antique items. It is assumed that antique ships were hiding in the channel during storms, and while waiting for better weather, sailors threw everything unnecessary to survive into the sea to try to make it through the turbulent sea.

In the area of Limski Kanal, there are many caves. Romuald's Cave is an archaeological site from the paleolithic and is a very interesting speleological object with Cave decoration. Pirate's Cave is also one of the caves along the Limski Kanal. It is accessible only from the sea. The sea in Limski Kanal is very clean, which is favorable for cultivating shellfish, spawning fish, and swimming.

This magnificent home is located on the Istria Peninsula in the north of Croatia near a small town, Vrsar. Vrsar is a beautiful fishing town, a true jewel of Croatia, offering exceptional ocean views and high hills.

The town has an abundance of charm and is an ideal location for a quaint vacation with family and friends. The town features beautiful stone houses, winding streets, and many wonderful viewpoints from which you can enjoy beautiful sunsets.

Continental Croatia meets the Adriatic in Istria (Istra to Croats), the heart-shaped, 3600-sq-km peninsula in the country's northwest. The rustic interior of rolling hills and fertile plains attract food- and culture-focused visitors to Istria's hilltop villages, rural hotels, and farmhouse restaurants. At the same time, the indented coastline is enormously popular with the sun-and-sea set.
