Welcome to Villa Peduzzi, an exquisite villa in all aspects, perched above the beautiful Lake Como in the north of Italy, touching off the Swiss border.

A comprehensively built villa that includes all the features and necessities that guests could want or need, the newly renovated Villa Peduzzi has a history of over 100 years behind it as a villa; originally built on the site of a medieval watch tower, Villa Peduzzi is an authentic Liberty-style villa, a style of architecture that was inspired by the Art Nouveau movement of the 19th century. It was built in 1909 by the Peduzzi family and refurbished in recent years under the careful direction and guidance of Italian architect, Andrea Meirana. Now at the pinnacle of its restoration, the villa maintains the features of the Liberty style of architecture that makes it so unique, while implementing cutting-edge technology and modern luxuries that allow it to take its place in the present day.

Surrounded by 4.5 acres of landscaped gardens and lush green forest, privacy, and security can be enjoyed from any room of the villa. Numerous outdoor lounge areas can be found in the extensive grounds of the property, as well as a dining area under a pergola overlooking the lake, for a refreshing take on an al fresco dinner. A short stroll from the villa will lead guests to the pool house, which sits over the infinity edge pool, containing a kitchen, bathroom, and island bar, as well as comfortable seating in front of the full-length folding windows. The infinity-edge swimming pool is surrounded by a beautiful, sleek stone terrace, with an ample supply of sun loungers, ideally positioned to catch the best of the day’s sunshine. A corner couch with a low coffee table provides the perfect spot to enjoy a morning coffee and watch the rays of the sun glittering off the surface of the lake.

Inside, the furnishings are minimal and contemporary, to allow the pre-existing Art Nouveau influences to take the spotlight; mosaic floors, carefully restored frescoes, wrought iron balconies, and stonework facades that feature throughout, the interiors were kept as faithful as possible to what originally existed, and these lend a great deal of character to the villa; the interior is as much a time capsule to the early 1900’s, as it is a highly valued feature of the property. This is by far one of the nicest Lake Como Villas.

The villa features 3 main floors and a basement, accessible by stairs and elevator, of which there are 8 bedrooms, 6 bathrooms, a living area, two kitchens, a dining room, a study, a media room, a bar, rooftop terraces, a wellness center with gym and yoga facilities, and the pool house. The first and second floors are mirrored in layout, and contain the majority of bedrooms, with four on each floor; the third floor is a wide open-plan lounge, containing an array of entertainment choices, including a TV and projector with video game consoles, a sound system attached, alongside a pool table, books, and board games – a small kitchenette is also installed. Two rooftop terraces can also be accessed from here; with fabulous views of the lake to be enjoyed.

The top bedroom is accessed via the third floor and is the highest part of the house; it enjoys the most light through its windows and the widest view of the surrounding landscape.

The tall narrow windows lead out onto small balconies, providing each of the bedrooms a different vista to behold in the mornings; to the south, the lake and mountains, to the west, breathtaking sunsets, and to the east, gorgeous sunrises over the mountain range. Each room is outfitted with luxurious beds and comfortable bedding to ensure that guests are content and well-rested upon waking the next day. OTHER SERVICES INCLUDED IN THE RENTAL:
• Villa Manager & Concierge: 8 hours a day
• Daily Housekeeping Staff: 8 hours a day. If guests wish to utilize the staff for extra services or to have additional staff this will be at extra charge; laundry service is excluded and, if required, an extra cost of €50 per hour is requested.
• Welcome drink and snack at arrival including a selection of Italian pizza and focaccia bites, local salami, crackers and cheese platters, fresh seasonal fruit, little traditional pastries; prosecco and non-alcoholic drinks
• Mid-week bedroom and bathroom linen change. For any additional linen change required, there will be an extra cost of Euro 150 (for the changes of all the bedrooms and bathrooms).
• Utilities (including pool heating from May to September- max 26 degrees guaranteed)
• Resident Chef:This includes the preparation of 2 meals per day (lunch and dinner) 7 days a week. Food & beverage to be paid separately by the guests. They will need to choose one of the 2 options below:

OPTION 1: Food & beverage menu to be paid separately by the guests accordingly to the
following rates:
• Light menu: €20/pp
• Traditional menu: €40/pp
• Gourmet menu: €60/pp.
In this case the guests are not requested to make the menu choices in advance but they can make arrangement with the resident chef during their stay.

OPTION 2: Food & beverage menu to be paid separately by the guests upon bills and receipts. It is requested to the guest to make a detailed menu choices at least 7 days
prior arrival in order to allow the chef enough time to source high end ingredients. If this won’t be received, the chef will source and prepare dishes at his discretion.
For both options the Villa Manager will keep track of the costs and undertake a reconciliation of all the costs at the end of the stay: this will be discussed together with the main guest at the check-out.
The guests will be able to make choices from the menu for each meal but will be restricted to a few different choices across the entire group for each single meal. The chef will not be in a position to
make a different meal for each individual guest but rather will make a few different dishes for the entire group. Please inform about any food allergies or special food requests at the time of the booking.

NOTE: If express-cooked meals or brunch-style breakfasts (i.e. pancakes, waffles, beans, porridge, English breakfast, vegetables…) are required, the breakfast will be served by the Resident Chef. This service comes at an additional cost of €2,500 for the stay. This will need to be confirmed at the time of booking confirmation.

IMPORTANT INFORMATION:
• Security Deposit: €10,000 per week
• Food and Beverage Deposit: The Tenant will pay a food & beverage deposit of €10,000 (ten thousand EURO) per week, which the Landlord will use as a deposit fund for the consumption of meals and drinks from the guests during the Tenancy. Reconciliation of costs with any additional debits or credits will be made at the end of the Tenancy.
NOTES:
The Tenant will pay the security deposit and food & beverage deposit in full at balance payment’s due date.
