DESCRIPTION
Set on a large estate, this seven-bedroom farmhouse has been owned by the same family for over a hundred years and was recently restored. It’s an ideal base for exploring nearby towns like Massa Marittima and Grosseto and the coast near Punta Ala. From the cosy bedrooms to the immaculate furnishings and the breathtaking views from the windows: all these contribute to make Villa Pia the ideal place to feel at ease and to spend some enjoyable days with friends and relations at any time of the year.

Guests will find large typical Tuscan windows and pastel-colored walls and the stone floors make the surrounding light resonate for a warm and pleasant feeling. Villa Pia is one of the nicest Luxury villas in Tuscany , especially for a family vacation to Italy.

The living room has a beautiful central fireplace and to organize dinners as the Tuscan tradition wants there is a beautiful dining room. The kitchen is fully equipped, with a painted and original marble coating.

Each of the seven bedrooms of Villa Maremmana which are located on the first floor is air-conditioned and each bathroom has a heated towel rail. There are two bedrooms with king beds and private bathrooms, one of which opens onto a balcony, and two bedrooms with twin beds and en-suite bathrooms. The fifth bedroom has a double bed and a private bathroom in common, and the sixth bedroom has two single beds and a private bathroom in common. There is also an annex bedroom with queen size bed and an En-suite bathroom with a large shower and closet.

You can spend your time at Villa Maremmana just relaxing by the pool or in one of the two spas nearby, it is worth exploring this area, La Maremma. There is also a tennis court that is 5 minutes away or books our guided tours. The beach is a 25-minute drive, the port city of Punta Ala is 35 minutes and 17 miles from the regional center of Massa Marittima.

Swimming pool with outdoor furniture/lounges; large outdoor area for relaxing and dining; table tennis; vegetable garden, a large estate with hiking trails and horseback riding facilities. The swimming pool opens from May 15 to October 15. The staff does not supervise the pool area which must not be used at night.

A nearby horseback riding center offers guided excursions, for experienced riders, with the possibility to ride all the way to the sea. Daily boat excursions can be arranged from the nearby harbor. Guests staying at Villa Maremmana, have free access to the private golf course and tennis court located 2.0kms from the villa. The course is reached by car along a private unpaved road. Details related to the access and the restrictions to the golf course are contained in a separate document which is found below. Guests staying at the villa who wish to play on the Golf course and the Tennis Court are requested to give prior notice to the rental agency of their intention to use the course.

Location
Villa Maremmana is a luxury mansion set in its own oasis of natural beauty in the heart of the Maremma region of Tuscany. Maremma is the southern area of Tuscany spreading from Siena towards the coast and touching the borders of Lazio. It is 16 miles north of Grosseto and a 20-minute drive from the beach. With magnificent grounds extending over 1200 acres, guests will be able to enjoy beautiful views and tranquillity. The property is surrounded by vineyards and fields, the villa, refurbished with great care, is characterized by architectural elements that are based on the local tradition, such large windows let in the Tuscan sun, and pastel walls and stone floors bounce the light around for a warm, airy feel. Villa Pia welcomes its guests in bedrooms that are equipped with every comfort, each with its own bathroom and a panoramic view on the woods.

Villa Pia is just 2 miles from the nearest town and a 20-minute drive from the regional center of Grosseto. Beaches of Scarlino and Punta Ala are 30 minutes by car; Siena, 40 minutes away, or Florence, 90 minutes away. The nearest airport is in Pisa, about 100 minutes away.

Refundable Deposit
• Upon arrival at Villa Pia the property manager will ask you to pay a security deposit of EUR € 3,000, payable in cash. The security deposit will be returned to you prior to your departure minus any extra charges or accidental damages to the property.

• Check in time: 4.00pm to 6.30pm

• Guest must pay for all damage caused and additional services used no later than check-out.

• City tax per person per night to be paid cash on site upon arrival.
• Security deposit to be paid cash on site. Any damage to the property or its contents must be reported to a member of staff as soon as possible. Damage will be evaluated by the owner and charged accordingly.
• Guests must provide a Food and Beverage list (incl. wine, etc.) to the cook before their arrival so that the cook can insure the kitchen and bar service as soon as the guests arrive
• The cook will advance the expense for food and beverage purchasing for the arrival day
• Allergies to certain food must be very clearly mentioned well in advance before food purchase.
• All detailed accounting of the food and beverage expenses will be given to the guests at their arrival and follow up for these expenses will be done at the end of each week
• Copy of passport and permanent home address of each guests to be provided prior to check in. The passport numbers of all Guests must be supplied for police registration purposes.
• Cellphone signal may be intermittent as the property is located in a remote area
• Only authorized staff and personnel are permitted to be onsite. This includes but is not limited to chefs, cooks, housekeepers etc. Talk to you Villa Specialist today for more details.
• Please report any problem or difficulty or the malfunctioning of any equipment immediately to the staff and to your booking agency so that the issue can be resolved as quickly as possible.
• Water and electricity in Italy are precious resources. Please use them sparingly.
• OWNER’S LIABILITY: The owner of the property and the staff are not responsible in any way for any personal injury incurred by anyone in your party within the property or its grounds. This includes the use of the pool. The owner is not responsible for any loss or damage to the guests’ valuables or personal items.
