Welcome to Noccioleto, a charming 6-bedroom villa located on top of a hill in Tuscany.
Nestled in the province of Pisa, in Montecatini Val di Cecina, Noccioleto is a unique gem. Situated near the medieval village of Castello di Querceto, this property is distinguished by an unexpected yet defining feature of the Tuscan landscape—a flourishing hazelnut grove. Spanning 45 hectares, much of the estate is devoted to cultivating hazelnut trees, making the nut a signature of the land and a symbol of the villa itself.
Perched atop a hill with a sunny southern exposure, the villa offers breathtaking vistas that stretch from the historic Querceto Castle to the picturesque hamlet of La Sassa. Nestled at the crossroads of the Val di Cecina and Val di Cornia, these charming villages add to the region's enchanting character.
The villa's most striking feature is undoubtedly its panoramic views. Outdoor living is at the heart of the experience, with a spacious pergola with a dining table and chairs set conveniently beside a barbecue and wood-burning oven. A gentle pathway leads to the infinity pool, which measures 10 x 5 meters with a depth of 140 cm. Overlooking the valley, the pool area is securely fenced for children’s safety and includes a small adjacent room outfitted with fitness equipment. For moments of relaxation, a cozy terrace with sofas and seating encircles a convivial brazier, perfect for starlit evenings.
Located just 20 kilometers from the sea, the villa enjoys a mild climate and cooling breezes, even during the height of summer. Renovated in 2023, the property perfectly balances Tuscan tradition and modern comforts. Natural materials like stone, travertine, terracotta floors, and vaulted ceilings echo the region’s heritage. Though thoughtful additions such as full-coverage Wi-Fi, a chromotherapy shower, and a compact fitness space ensure a luxurious and comfortable stay. Every detail has been designed to enhance the experience of those who choose to unwind in this serene and timeless corner of Tuscany.

VILLA LAYOUT:
To access the villa, it is necessary to travel along a private dirt road of about 500 meters, at the entrance of which there is a coded barrier. The road is lined with hazelnut trees and leads to the car park, which has parking with a shaded pergola, height from 210cm to 200cm, suitable for 3-4 cars depending on the type.
The villa has 12 beds, and 6 more can be added at €150 per bed, including linen and towel set.
Ground Floor:
The ground floor consists of a large living room with a dining table, sofas, and TV, a courtesy bathroom, an open kitchen that connects with the dining area, and a small storage room with a dryer and washing machine.
There are three double bedrooms on the ground floor:
• A double bedroom has access to the garden and is suitable for people with disabilities. It also has a private sitting room with a dormouse that can be transformed into one or two single beds suitable for families with one or two children.
• A double bedroom with a small walk-in wardrobe and a bathroom with a shower
• A double bedroom with a bathroom with shower and access from the garden.
The ground floor is connected to the first floor thanks to an internal travertine staircase at the beginning. If necessary, a door completely separates the two environments. The first floor can also be accessed from an external staircase from the poolside garden.
First Floor:
On the first floor is a living room with a two-seater sofa and a three-seater sofa that can be converted into a double bed with a normal mattress. This living room also has a lovely bathroom that can be private for the person using the sofa bed.
There are three bedrooms with bathrooms:
• A double room with a bathroom shower.
• A double bedroom with a small walk-in wardrobe and a bathroom with a shower
• A double bedroom with a dormouse that can be transformed into one or two single beds. This room has a walk-in closet.

• Internet Wi-Fi free of charge - The Wi-Fi connection is just in the living room
• Cleaning of the swimming pool and garden maintenance.
