Welcome to Impruneta, our luxury six-bedroom villa located just eight miles from Florence. This stunning property is situated on top of a hill surrounded by beautiful olive groves, giving guests that true Tuscan experience.

Impruneta features six bedrooms in the villa, five in the main house, and one in a cottage. The ground floor of the main villa features one queen size bedroom with its own private bathroom and shower. This bedroom also has a small kitchenette with a table and chairs and also has access to the gardens outside. The remaining four bedrooms are all located on the first floor. Here you will find one king suite which has a large en suite bathroom, including an old-fashioned tub with a handheld shower. The other three bedrooms can be set up as either twin or queen beds, and all have a mezzanine and en suite bathroom with a shower.

Three cottages are separate from the main villa, two of which are houses for the property's caretakers. The third one is a detached two-floor stone house of approximately 600 square feet. This cottage features an air-conditioned queen bedroom with views over the meadows and a private tiled bathroom with a shower. The cottage is completed downstairs by a fully equipped kitchen with a breakfast table and dishwasher. It reflects a traditional decor with terracotta floors and country-style furniture, and it also has a private outdoor courtyard with a table for al fresco dining.

In the main villa of Impruneta, the L-shaped living room provides complete comfort and relaxation due to its large sofas, modern dining table for up to six people, beautiful fireplace, and stylish decor. Large arched French doors lead outside from the living room to the loggia and pergola. The elegantly decorated formal dining room can accommodate up to ten guests. The villa also features a standard-sized kitchen with a four-burner gas stove, dishwasher, electric oven, and refrigerator, which overlooks the living area through glass windows. The main attraction of Impruneta remains the entertainment room. This oversized, luminous entertainment room is comfortable and perfect for large groups to gather and share quality time together. It features a billiard table, piano, and several seating spaces.

Outside the villa, you will find the large loggia with a stone table for ten people, perfect for dining al fresco or just having breakfast. There is a beautiful sunbathing area, perfect to relax and read a book in. There are also several sitting/lounging areas equipped with outdoor furniture on the perfectly maintained lawn. The Tuscan tiled swimming pool completes the outdoor features of this beautiful villa, measuring 6 x 12 meters.

Ground Floor:
Bedroom 1: Queen bedroom suite with a private bathroom with shower. The suite also has a small kitchenette area with a table and chairs and access to the outside gardens.

First Floor:
Bedroom 2: King/twin bedroom with large en suite bathroom with old-fashioned tub with handheld shower.
Bedroom 3: Queen/twin with mezzanine and en suite bathroom with shower (towel heater).
Bedroom 4: Queen/twin with mezzanine and study area with a private bathroom with a jacuzzi tub with handheld shower.
Bedroom 5: Private entrance to a Queen/twin bedroom with mezzanine and en suite bathroom with shower.

COTTAGE:
Charming cottage of approximately 430 sq. with living room and a custom-built kitchen (gas stove with four burners, electric oven, refrigerator). Queen bedroom with a private bathroom with shower. This residence opens through a large glass door to a furnished patio under a pergola for dining al fresco. Fully equipped with satellite TV, A/C, and independent central heating.

NOTES:
• Security deposit: €1,400 held by the agency
• Only small cars are recommended due to the uphill road leading to the villa.
• Owners live on the premises in separate quarters.
• The Italian government might require the payment of a Visitor’s Tax (approximately €1.50 – €5.00 per person, per day, depending on the location) and may be applied for the first seven days at the destination. This tax is payable locally, in Euro cash.
• Check-in: between 4:00 pm – 7:00 pm- Check-out: before/by 10:00 am

Famous for its art and architecture, Florence is an obligatory destination for the first-timer visitor to Italy. However, while exploring the historical center is something that cannot be missed, the pristine studded landscapes and the enchanted medieval villages set on the famous Tuscan rolling hills surrounding Florence are well worth a visit.

The most famous area to explore is the Chianti, a blessed land that covers a rather large wine-producing region of Tuscany, reaching from Florence to Siena and all the way out to Pisa. Chianti's must-see sights are the wine villages of Castellina, Radda, and Gaiole. Along the road, visit the Badia di Coltibuono and/or Castello di Brolio and do not forget to pick up some wine to enjoy at the villa!
