This magnificent property, surrounded by beautiful landscapes and rolling hills, is ideal for you and your guests to enjoy a wonderful vacation in this Italian paradise.
Privacy and silence are the distinct features of Villa Banxiana, a restored stone farmhouse built eight centuries ago, surrounded by delightful gardens, and facing a picturesque valley. The property is a wonderful fusion of rustic beauty and comfort. This spacious villa offers extensive views of the beautiful Umbrian countryside.
Numerous important regions are nearby, such as Montepulciano, Bagno Vignoni, Orvieto, Lago di Bolsena, Todi, Perugia, Chiusi, and San Quirico d’Orcia, and San Casciano dei Bagni. The privileged and blessed location of Villa Banxiana, on the border between Tuscany and Umbria, makes it a great base from which you can explore both regions.
There are several comfortable sitting areas on the ground floor and a magnificent eat-in kitchen/dining room with an open fireplace and a large dining table. The villa also features a cozy winter garden completely furnished for lounging, and a sitting/TV room with fireplace, game table, and extensive library in English opens onto the outdoor patio and dining area.
The garden at the property overlooks a fabulous 360-degree scenic view and is furnished with tables and chairs, featuring a large, covered patio for dining “al fresco” and “a lume di candela”, or just relaxing under the trees. This is the perfect way to spend a day in paradise. Spend it in peaceful solitude or with your loved ones making memories to last a lifetime.
The pool at Banxiana is easily reachable both through a short staircase, by car within the garden, or by car through a small road within the property. The pool was converted from an old water basin and is surrounded by a low wall where there are numerous comfortable sun mats and sun beds. Catch a tan or enjoy reading your favorite book and a delicious beverage. The perfect combination for a sunny day in Umbria. In the annexed living room, there is also a sauna and a bathroom with shower. Let all your troubles melt away in the sauna, ensuring you return home rested and rejuvenated.
The house's décor is beautiful, unique, and finished with art and crafts from all over the world, offering a cozy and relaxed yet sophisticated atmosphere. The farmhouse grows its own organic vegetables and produces organic extra virgin olive oil.

There are several notable tourist attractions throughout the region. Lake Trasimeno, the fourth largest lake in Italy, offers many activities for the sporty vacationers. The medieval town of Deruta has been producing hand-made majolica ceramics for centuries. It is the ideal place to buy some home decor or a beautiful souvenir.
