Welcome to Leamington Pavilion, a stunning 3 bedroom beachfront Villa set on two acres of lush, tropical gardens with over 200 ft of frontage to the Caribbean Sea. The villa comes with a very large pool and offers guest wonderful sea views.

Leamington Pavilion is located near Speightstown and part of the Leamington Estate. At the end of the garden lay the immaculate white sands and crystal blue waters of the Caribbean Sea where there is a reef, which is ideal for swimming and snorkeling. There is also a stunning sandy located to the north or south of the property which is easy to walk to and here the water is almost always calm and suitable for swimming and snorkeling.

It is also located beside the lovely Cobblers Cove Hotel. The historic town of Speightstown is within walking distance, and you can find good shopping, banks, boutiques, sidewalk vendors offering local produce and ground provisions as well as excellent casual dining options in this charmingly unspoiled little town. Speightstown is waterfront and is away from the main highway, reflecting the charm of Old Barbados. Holetown is also a great shopping and dining area, and is located just a short 15 minute drive.

Recently renovated and refurbished, the villa’s meticulous décor blends luxurious furnishings, unique finishes, and noteworthy antiques to make this villa truly one of a kind. Designed by Oliver Messel, famed English stage designer, and architect, the Pavilion is a fine example of his distinctive style, expertly merging the interior and exterior living spaces to create an idyllic tropical setting for refined island living and entertaining.

Stepping through the front door, one is immediately entranced by the breath-taking view, which stretches across the villa’s large swimming pool and gardens to the pristine white sands and striking Caribbean Sea beyond. Guests can access the beach through a gate at the end of the garden.

An open-air covered terrace is where most of the villa’s entertaining takes place; adjacent to the classically shaped swimming pool, it leads onto manicured lawns where chaise lounges await sunbathers. Two enchanting gazebos also feature in the garden. The gazebos are ideal for dining alfresco or having a catch-up with family after a long day.

The beautifully landscaped grounds feature lush, tropical gardens with well-established trees providing natural privacy, ample shade, and a relaxed, inviting atmosphere.

Leamington Pavilion is one of the few private homes with its own tennis court; there is also a small gym on-premises.

STAFF: While staying at Leamington Pavilion guests will be cared for by our wonderful staff. The staff includes our wonderful butler Arnold who will take great care of you during your stay. Our chef, housekeeper, and laundress will ensure your stay is both relaxing and carefree; a gardener and night guard complete the team.

Leamington Pavilion comes with three air-conditioned bedrooms featuring en suite marble bathrooms, each exquisitely decorated with fine furnishings and luxurious linens. A guest room is located in one wing off the salon, while a second guest bedroom and the luxurious master suite are located in another more recently built wing designed by prominent local architect, Larry Warren. This wing also features a trellised sitting area based on the Duke of Beaufort’s House at Badminton, England.

Leamington Cottage, a self-contained one-bedroom beach front property with a separate entrance set just at the water’s edge, can be rented in conjunction with the main house should an additional bedroom be needed.
